Real Estate Terms:
- Down Payment: 5% of the contract sales price due on the day of the auction, balance at closing (on or before 30 days from the auction).
- Buyer’s Premium: 10% added to the final bid to determine the contract sales price.
- Possession: At closing (on or before 30 days from the auction).
- Conditions: Auction open to the public. Property sells AS IS with a good marketable title.
- Financing: Property sells for CASH only. Buyer must have financing arranged prior to the auction.
- Closing Fees: Seller will bring abstract to date; taxes will be prorated. Buyer and seller will split closing company fees 50/50. Buyer responsible for all loan closing costs.
- Inspection: Residential Lead-Based Paint Hazard Reduction Act gives buyers a 10-day period prior to auction to conduct a lead-based paint inspection or risk assessment at their own expense.
- Contingencies: No contingencies on anything (financing, inspections).
- Starting Bid: This is a suggested starting bid, not a minimum bid. It’s not where you start, but where you stop that counts!
